My promises to you: I promise to always;

-treat you the way I want to be treated.

-adhere to my core values of honesty, dependability and reliability.

-make every reasonable effort to be on time.

-look for ways to over-deliver on what I say.

-strive to complete your project to perfection; however, I am not perfect.

-provide flat-fee pricing quotes that are always the lowest possible price, for which I can complete your project in the most professional way, with the highest quality workmanship and the best materials for the project.

Flat pricing for labor:

Flat fee project pricing is presented for your approval prior to scheduling or starting any projects. It includes current material prices. The approved price stands firm, regardless of the amount of time it actually takes to complete. If the project scope does not change, you are protected with the flat fee no matter how long it takes for us to complete it. If your project scope changes, your price may adjust.

The time we spend in and around your house is not the only time spent on many projects. Sometimes there is time in our wood shop, shopping for hard to find items and design work. Sometimes there are third parties that are used to help on projects both behind the scenes and at your house. For example we may replace the screens for some of your windows in our shop, which may take a few hours.  When we deliver and install the screens it may take ten minutes. The time at your house is not a fair accounting of the actual total time it takes to complete the project. Pricing is partly based on the anticipated time needed to complete projects. Pricing also includes one-way travel time and hardware like screws & nails, etc. and consumables like cleaning supplies, brushes, rollers, etc. that may be used in your projects.

Some high-level trades like electrical, finish carpentry, computer repairs, home theater installations and plumbing work are calculated at higher rates than a simple cabinet door tightening project. They both may take the same amount of time in your house but the high-level work will cost a bit more than the simple screwdriver work on a cabinet door. We consider the complexity of the work, journeyman level experience needed, risk involved, advanced skills needed, advanced test equipment needed, following codes, special training, and specialty tools required.

Projects are always specific in scope.  For example, we may be contracted to replace a dimmer switch because it is assumed that the lights no longer work because of that switch. If after replacing the dimmer switch the lights still do not work, our project was still completed.  However, on the flip side, if we contract to repair the lights, we must do whatever it takes to make the lights work for the project to be called complete. Projects not completed are not charged. If you have us replace your thermostat and after, your heater breaks, we are not responsible for it. We will detail the scope tasks in our pricing so you can see exactly what we are responsible for.

Pricing does not change if we choose to have helpers involved or if we choose to take additional trips or to work outside of normal business hours. However, all work is planned to be completed during normal business hours unless special prior arrangements are made. We generally do not work weekends and definitely not on Sundays. We also do not provide any after-hours emergency services for any trades. All projects included on the pricing pages are stand alone. For most small projects, we don’t ask for a down payment. However, for deck remodeling and other large material purchases, we may ask for the total materials costs to be paid in advance. You must agree to pay for completed projects on the day they are completed, even if there are other projects yet to be completed. Every project stands alone. Credit card or Paypal payments are welcomed. However, cash or check payments are discounted by about 3%. Checks not honored, for any reason, including closed account will require a replacement payment that includes a $35 fee for each check not honored.

Materials Estimates:

Pricing; you decide up front if you want to buy the materials yourself or if you want us to buy them for you.  If we buy them for you, they are priced at retail plus sales tax. This is passed on to you within the project’s price. We do not sell any materials and therefore we do not charge sales tax to you.  We pay tax on all materials we buy for you. We use Lowes pricing online to determine the price for most items we buy. You agree that the total price can change if materials are inadvertently omitted, additional unplanned material is needed or it the price at the time of purchase is different than the quoted pricing by 10% or more. Receipts for materials purchased are only provided for tracking warranty materials.

Returns; If you change your mind prior to using materials purchased by us or you change the scope of the project, which means returning the unused material, you agree to pay a twenty percent restocking fee. The restocking fee will be deducted from the credit for the materials. Once an item has be used, opened, removed from its original packaging, modified, cut to size or installed, it cannot be returned by us nor can we give you a credit for that item. If you choose, you can have our materials receipt for that item and try to return the opened package yourself.

Misc:

New clients like you come primarily from referrals and we appreciate YOU referring us to YOUR neighbors and friends. However, signage works well for us also. Unless you object, we plan to place a sign in your front yard while we are working on your projects.  It will NOT be left overnight. If you have any objections, please let us know when we arrive on the first day of work.

Painting or staining projects may require multiple coats of paint for many reasons including mistakes by the paint supplier, mistakes by you, the quality of paint, coverage, porosity of the surfaces being painted, color changes, etc.  No matter the reason, every coat requested after the first is an additional coat at then current prices for the area being painted. Additional coats are always quoted with the project. We’ve seen five coats of burgundy color paint needed to completely cover a white accent wall. The more the color change from the original finish, the more coats will be needed.

Projects priced to be completed during the same visit as other projects contain no travel charges. However, if we’re asked to complete those projects as separate trips, the project will be re-quoted to include one way travel.

We trust you understand and agree with all of the above. We trust that you agree by giving us the authorization to start the project is also an agreement to the quoted price and you agree that you will pay for that project at the quoted price, except as noted above.

My Fairness Guarantees: I guarantee;

1-that if in your opinion any of my promises are not kept you will pay zero for my labor and we will part friends, fair enough?

2-that if the repair that I completed breaks at anytime within one year, the labor to fix it is on me.

3-that my quote for the labor will not change unless the scope of the project is changed by you.

4-that my quote contains charges for materials that I have already paid taxes on and that if what I actually pay is ten percent different than my quote, I will change the quote total to reflect the difference, up or down..

5-that our handshake, an email, a voice mail, a text, or a phone call to us authorizing a project binds us to do what we say in our quote and to deliver your project  100% complete, on budget and on time.
